What does Qualified.Loans actually do?

We are not a lender. You answer a short set of questions about what you are trying to buy and where, and we check those answers against the home loan programs available in your state. Your file then goes to one licensed lender who works with that program.

Do you check my credit?

No. The eligibility check asks you to estimate your credit range rather than pulling a report, so nothing touches your score. A credit report is only pulled later, by the licensed lender, and only after you agree to start an actual application with them.

How much does it cost?

Nothing, ever. Borrowers never pay us. Lenders pay to receive files that match what they fund, which is why we check eligibility carefully before sending anything. A poor match costs us the lender relationship, so accuracy is the product.

Which states do you cover?

We are expanding state by state. Program availability and income limits differ by state and often by county, so the eligibility check asks where you are buying before it checks anything else. If we do not have a licensed lender in your state yet, we will tell you rather than sell your information.

What happens after I finish the eligibility check?

One licensed lender in your state receives your file and follows up directly, usually the same day. Your information goes to that single lender and is never resold to anyone else. Nothing is submitted to an underwriter and you are under no obligation to continue.

How much income do I need to buy a house?

There is no single figure. Lenders look at your monthly debt against your monthly income rather than income alone, so two people earning the same amount can get different answers. Down payment assistance programs also carry their own income limits, which vary by county and household size.
