What a MassHousing mortgage actually is.

MassHousing does conventional and FHA both
A state agency, not a lender. It funds both loan types through 80 approved lenders and attaches down payment assistance. ONE Mortgage is a separate program run by the Massachusetts Housing Partnership with no PMI at all. The quiz checks both.
MassHousing requirements: as little as 3% down, first time buyer, you live in the home
The 3% can be a gift from family. Income limits apply and they vary by county and household size. The home has to be your primary residence, and down payment assistance pairs with a MassHousing mortgage.
Is there a first time home buyer grant in Massachusetts?
Not a grant — assistance. Up to $30,000 as a second mortgage. The deferred option isn’t repaid until you sell, refinance, or pay off the first loan. Your lender sets which option you get.
A 2, 3, or 4 family counts
Single family, condominium, or a 2 to 4 family where you live in 1 unit and rent the others. The rent from those units helps pay the mortgage.
